Why green building is becoming the smart money in Tanzania

Published 7 October 2025·By Terranova Research·5 min read

Green building in Tanzania is moving from a nice-to-have to a commercial advantage. For developers and owners, sustainability is increasingly about value, not just values.

What EDGE actually means

EDGE, an innovation of the International Finance Corporation, is the most accessible green-building standard in our market. To certify, a building must demonstrate savings of at least 20 percent in energy, in water, and in the embodied carbon of its materials, proven at design and confirmed in construction. It is rigorous, but deliberately practical for emerging markets.

The business case

  • Lower running costs through reduced energy and water use.
  • Higher asset value and stronger appeal to quality tenants.
  • Access to a growing pool of green and climate finance.
A greener building is usually a cheaper building to run and an easier one to finance.

Where we come in

Terranova's sustainability and certification practice guides clients through the whole journey, from early design choices and energy modelling to certification and the financing conversations that follow. Increasingly we pair this with building life cycle management, so efficiency is designed in at the start and protected across the asset's life, not bolted on at the end.
